I bring decades of construction and design experience to your side of the table—providing independent guidance and protecting your interests from the first design conversation through construction, completion, and beyond.
Architects design. Contractors build. Consultants advise within their specialties. An owner’s representative looks across the entire project on your behalf—helping you understand your options, question assumptions, align the team, and protect your priorities.
My role is to bring the benefit of decades of design and construction experience to the homeowner's side of the table. I provide independent judgment, anticipate problems, challenge assumptions when necessary, and help ensure decisions are made in your best interests—not simply for the convenience of the project team.

Whether you are creating a custom residence, undertaking a significant renovation, or navigating a challenging project, I use decades of design and construction experience to help protect your vision, investment, and peace of mind.
Assess property potential, construction feasibility, likely costs, schedule, permitting considerations, and hidden risks before you commit.
Help assemble the right team, clarify project objectives, review design decisions, and align scope with budget and expectations.
Evaluate proposals, compare scope and pricing, identify exclusions, and support informed contractor selection and contract negotiations.
I identify potential problems before they become expensive changes, delays, or disputes. I also monitor progress, budgets, schedules, change orders, and coordination—always representing the homeowner’s interests.
Provide an independent review when budgets escalate, schedules slip, relationships deteriorate, or project direction becomes uncertain.
Support punch-list coordination, documentation, handover, and practical planning for the property's ongoing stewardship.
Complex residential projects involve competing priorities and highly specialized professionals. I draw on decades of design and construction experience to make the process more transparent, decisions more deliberate, and your interests central.
“The best project outcomes begin long before construction. They begin with the right questions, the right team, and clear decisions.”Josh Borris · Owner's Representative

I’m Josh Borris, an architecturally trained design-build professional with more than 25 years of leadership experience and involvement in over 100 custom residential projects. As Founder and President of Core Development Group and Founder of Upkeep Estate Manager, I understand the homeowner’s journey from early design through construction, warranty, and long-term care. Today, I bring that perspective to an advisory role focused on protecting the homeowner’s interests.
I earned a degree in Architecture from the University of Oregon and am a licensed California general contractor and real estate broker. I combine technical fluency with practical judgment, clear communication, and the ability to work productively with different personalities.
I’m curious by nature and comfortable working through detailed drawings, construction issues, and complex budgets. I can also explain those same matters in plain language so homeowners can make informed decisions without becoming construction experts.
Experience has taught me when to listen, when to negotiate, and when to be firm. I work with homeowners, architects, contractors, consultants, and public officials to navigate competing priorities, resolve issues, and keep projects moving forward without unnecessary conflict.
Owner’s representation is offered through a separately defined advisory engagement. Any potential overlap with Core Development Group, Upkeep Estate Manager, or brokerage services is disclosed and addressed before engagement.
